Ziffnet® Buys Homes is two people running one company: Mike, the investor whose company — Ziffnet® LLC — is the cash buyer of record, and Adam, his son and an Illinois-licensed real estate broker on Ziffnet®'s buying side. That's the whole operation. No call center, no regional managers, no seven-figure ad budget — and no commission to you.

We started Ziffnet® because we kept watching Chicagoland homeowners get squeezed from both sides — by listing agents who pocket six percent and by cash investors who hand over a sketchy four-page assignable contract and hope you're too stressed to read it. We thought there should be a third option: cash, fast, on real paperwork — without you paying for a realtor.

Because Adam holds an Illinois real estate broker license, we write every deal on the same standard Illinois Realtor® purchase contract a traditional listing would use. You sign a real contract — earnest money at title, defined contingencies, a firm closing date — and you pay nothing in commission. Adam represents Ziffnet® as the buyer in every transaction; he is not your agent, owes no fiduciary duties to the seller, and cannot represent you or give you legal advice in the deal.
